This is a collection of virtual Escrow accounts opened in the name of the landlord or property management company at an account-holding credit institution. The deposit payments are held in trust and kept separate from the other assets of the landlord or property management company. The account is designed for the safekeeping of rental deposits and complies with the legal requirements for the storage of deposit payments. The Getmomo platform can be used to create rental agreements digitally and to manage and settle deposits and withdrawals. Interest is paid in accordance with the terms and conditions of the respective account-holding credit institution.

The deposit account is free of charge for landlords and tenants, and there are no custody fees for particularly high deposits.

The use of the Getmomo platform for deposit management is free of charge.

Yes. Getmomo’s individual products are modular in design and can be used independently of each other. For example, you can also use only the deposit management feature.

Incoming payments are automatically allocated based on the deposit and tenancy data stored in the system. The aim is to allocate incoming payments to the respective tenancies as automatically as possible. Even with instalment payments, you can keep track of the respective account balance per tenant via the Getmomo platform.

Payments are prepared via the Getmomo platform and made available as an EBICS payment file. This can then be authorised in your banking software (e.g. StarMoney, SFirm) in accordance with the approval procedures set up there. Payments can be made to SEPA euro accounts and can also be made in partial amounts in accordance with the processes and authorisations set up.

The Getmomo relocation service supports the transfer of an existing deposit account. This service is designed to record existing deposit relationships in a structured manner on the Getmomo platform and to accompany the migration process. In most cases, the move does not involve any major organisational effort on the part of the property management company. The steps required for the change are supported by the system and clearly displayed. The specific process and scope of the move may vary depending on the initial situation and the number of tenancies. The security deposits are held in escrow accounts at an account-holding credit institution. They are subject to statutory deposit protection up to €100,000 per tenant in accordance with the applicable statutory provisions. Depending on the account-holding institution, voluntary deposit protection may also exist in addition to statutory deposit protection. Whether and to what extent such additional deposit protection exists depends exclusively on the security conditions of the respective account-holding credit institution. The applicable security conditions of the account-holding credit institution are decisive.

Die Kautionseinlagen werden treuhänderisch auf separaten Treuhandkonten bei einem kontoführenden Kreditinstitut verwahrt und den jeweiligen Mietverhältnissen zugeordnet. Nach den gesetzlichen Vorgaben sind treuhänderisch verwahrte Mietkautionen vom sonstigen Vermögen der Hausverwaltung getrennt zu halten. Sie gehören daher grundsätzlich nicht zur Insolvenzmasse der Hausverwaltung.

The certificates intended for tenants are provided via the Getmomo platform and can be accessed there on an annual basis and in connection with a move-out. The platform supports the mathematical processing of the relevant interest information. This usually eliminates the need for separate manual calculation by the property management company.

The deposit account can be used for both residential and commercial tenancies. It can generally be used for commercial units such as shops, offices or logistics properties. Depending on the specific tenancy agreement and the account-holding bank, additional information may be required, particularly with regard to money laundering checks and beneficial owners.

Banking software is required to approve payments via EBICS payment files. If you do not use your own banking software, we can provide you with a free e-banking solution that supports the EBICS procedure via our partner bank. If you already use banking software, it can usually be connected to your account via EBICS, allowing you to continue working in your familiar environment.

Die Kautionseinlagen werden auf einem Treuhandsammelkonto bei einem deutschen kontoführenden Kreditinstitut verwahrt, das auf den Namen des Vermieters bzw. der Hausverwaltung geführt wird. Das Konto ist auf die Verwahrung von Mietkautionen ausgerichtet und erfüllt die gesetzlichen Anforderungen an die getrennte Führung von Kautionseinlagen und sonstigem Vermögen. Verfügungsberechtigt über das Kautionskonto sind der Vermieter bzw. die Hausverwaltung. Getmomo hat keine Verfügungsberechtigung über die Kautionseinlagen.
